    Why Las Vegas Heat Is So Hard on Asphalt

    Asphalt in the Las Vegas Valley lives a harder life than asphalt almost anywhere else in the country. Between summer surface temperatures that can far exceed the air temperature, relentless UV, and a wide day-night swing, our pavement ages fast. Understanding why helps you spend money in the right places.

    UV breaks down the binder

    Asphalt is aggregate held together by a petroleum binder. UV light attacks that binder directly, oxidizing it and making it brittle. You can watch it happen: rich black fades to gray, the surface looks dry, then fine cracks appear as the pavement loses its flexibility.

    At our latitude with our number of clear days, that oxidation runs faster than in cloudier climates. Pavement that might look fine after five years elsewhere can look tired here in three.

    Extreme surface heat softens asphalt

    On a hot summer day, a dark asphalt surface gets dramatically hotter than the ambient air. That heat softens the binder, and soft asphalt is vulnerable to:

    • Rutting — depressions where vehicles repeatedly sit or drive.
    • Power steering marks — the scuffed circular marks left when someone turns a wheel while stopped on hot asphalt.
    • Indentation — from trailer jacks, motorcycle kickstands, and jack stands, which can sink into a hot surface.

    This is why fresh asphalt needs extra patience here — it stays soft longer than the general guidance assumes.

    The daily temperature swing

    Our climate combines brutal daytime heat with much cooler nights. That means the pavement expands and contracts every single day. Over time this thermal cycling works existing cracks wider and fatigues the surface.

    Then the monsoon arrives

    Summer storms are brief but intense. When that water finds cracks in oxidized, brittle pavement, it runs straight down to the base. Saturated base material loses strength, and traffic over a weakened base produces the alligator cracking and potholes that mean expensive repairs. Our storms don't come often — but when they do, they're a lot of water in a short time, and drainage matters enormously.

    What actually protects pavement here

    • Sealcoating on schedule. It's the direct countermeasure to UV oxidation — a sacrificial layer protecting the binder underneath. In our climate, staying on a two-to-three-year rhythm is the single highest-return maintenance you can do.
    • Fill cracks promptly. A crack is an open door for monsoon water. Sealing cracks before summer storms is far cheaper than repairing base failure after.
    • Get drainage right. Water that pools instead of draining will destroy asphalt faster than traffic will. Proper grading is worth doing correctly the first time.
    • Use quality mix and proper thickness. Pavement engineered for heavy loads and heat holds up; a thin, cheap job fails quickly here.
    • Be patient with new asphalt. Follow the curing guidance you're given, especially in summer.

    The economics

    Because our climate ages pavement faster, the gap between "maintained" and "neglected" is wider here than in mild climates. Owners who sealcoat and fill cracks on a schedule routinely get many extra years out of the same pavement. Owners who wait until it looks bad often find the base is already compromised — and that's a replacement conversation, not a repair one.
